How to Write a Character Reference Letter for a Landlord

Last weekend I ran into an old friend from my high school years. After some small talk and catching up on the latest news about our classmates and childhood friends, we came around to discussing the latest about ourselves. Well, to make a long story short, it seems that my friend was on the hunt for a new apartment and was in need for a character reference letter. I didn't think twice about offering my talents, as I knew my friend well enough and had no reason to doubt his moral character. Besides, having some experience in property management, I figured that I could write a character reference letter well enough to get him his new apartment. Helping others realized their dreams are what it's all about, isn't it?
I knew the right letter writing format. A character reference letter is a lot like a letter of recommendation or a job reference letter, except that the main points of interest are focused on how good a renter my friend had been in the past. My letter of recommendation had to be fair and honest, treating his potential new landlord with respect, yet providing him with enough information to help make a decision in his favor.
In thinking about what to include in his letter, I called into mind some types of information that might be included in a job reference letter, or a letter of referral. It didn't take too long to figure out what to include and what not to include. For instance, I wouldn't say that my friend was a great party host or that he had connections. I would say that was always polite and respectful when making new acquaintances. Maybe I would go on to mention that he devoted much of his time to community affairs. These attributes may or may not be important to a landlord, but the only way to know is to find out what's important and what's not important to the landlord.
